NOTICE OF PUBLIC HEARING ON
APPLICATION FOR CHANGE OF ZONING
CLASSIFICATION FOR 806 PARK AVENUE
(“THE O’BRIEN PROPERTY”)
FROM CURRENT RESIDENTIAL 3 (R-3) ZONING
TO COMMUNITY COMMERCIAL (CC) ZONING
On May 8, 2023, the Town Council of the Town of Mount Airy will hold a public hearing at Town Hall, 110 South Main Street, Mt. Airy, MD 21771 beginning at 5:30 p.m. to hear evidence about and consider an application to change zoning classification for two adjoining parcels of land located within the Town consisting of approximately 0.80755 acres of land, more or less, and 0.1863 acres of land, more or less, respectively, together known as the O’Brien Property. The parcels are located at the corner of Maryland Route 27 (Ridge Road) and Park Avenue and together have the street address 806 Park Avenue, where a veterinary business is currently operated by the owners The application seeks to change the zoning classification of the parcels from the current designation, Residential 3 (R-3), to Community Commercial (CC), based upon an alleged substantial change in the character of the neighborhood where the property is located and/or an alleged mistake in the existing zoning classification, pursuant to the Land Use Article of the Maryland Code, Section 4-204(b)(2)(i) and (ii) and the Town Code, Section 112-69.
